1. Cooling Unit Check and Service

  1. Inspect evaporator coil
  2. Check expansion valve
  3. Inspect and clean evaporator drain
  4. Check and adjust bypass dampers
  5. Clean/replace air filters (standard 1”)
  6. Check thermostat operation
  7. Check thermostat selector
  8. Check circuit breakers & fuses
  9. Check temperature drop
  10. Clean and check condenser cabinet if needed
  1. Check condenser coil
  2. Check and oil condenser fan motor
  3. Check fan blades for lightness
  4. Check start and run capacitor
  5. Check start and run relays
  6. Check temperature across condenser coils
  7. Check wiring assembly
  8. Check head pressure
  9. VCheck coolant lines and test for leaks
  10. Check blower

 

2. Heating Unit Check and Service

  1. Check gas burners
  2. Check pilot and tubing
  3. Check flame baffle (or ribbons)
  4. Set manifold pressure
  5. Check gas input
  6. Set burner: air adjustment
  7. Check thermocouple
  8. Inspect gas valve
  9. Check pilot safety
  10. Inspect combustion chamber
  1. Check orifices
  2. Lubricate blower motor
  3. Lubricate blower and bearings
  4. Adjust blower belt
  5. Check/replace air filters (standard 1”)
  6. Check fan and limit control
  7. Check thermostat
  8. Tighten set screws
  9. Check and vent system
  10. Make final operation check

 

3. In addition to the services provided above, replacement or repair of parts is included at no additional cost.

4. PRIORITY SERVICE: Our Full Service Customer Always Comes First.

5. EXCLUDED ITEMS: Replacement of the units themselves or the following major components are not covered under this service plan because they are usually not repairable.

  • Heat Exchanger
  • Evaporator or condensing coils
  • Compressor
  • Flues
  • Duct systems
  • Boiler radiators and plumbing
  • Set-back thermostats
  • Obsolete parts on obsolete equipment
  • Refrigerant (R-22 & R410A)
  • Thermostat (add’l coverage optional)

 

*6. COVERAGE is available on the excluded items listed above only upon customer request and for an additional charge. For coverage to be valid, items must be listed on the face of the Agreement.

7. ALL PARTS covered under this agreement must be in good condition for initial agreement to be valid.

 

OTHER TERMS AND CONDITIONS

 

8. WE WILL NOT BE RESPONSIBLE  for any loss, damage, illness or injury resulting from delay in rendering service under this Agreement and in no event shall we be liable for either special or consequential damage. We will also not be responsible for any loss, damage, illness, or injury resulting from condensate leaks or frozen pipes or drains, or mold. Also, any work that is performed by any one other then Unique while under the Agreement will subsequently void the contract.

 

9. FULL SERVICE PLANS  covering add-on air conditioners humidifiers or electronic air filters must include furnaces.

 

10. WE WILL MAKE ALL REPAIRS  and parts replacements necessary to maintain each product specified in the Agreement in operating condition during the indicated period provided such service is required by product failure during normal usage without intervening, external cause, in-home service will be provided at the address shown on the face of the contract. Loss or damage from intervening external cause which is not covered by this contract shall include, but not be limited to, fire, water, windstorm, hail, lightening, earthquake, theft, not misuse, or abuse. This contract shall apply only to the operation of each specified product under conditions for which it is designated and shall not cover service necessitated by external conditions, such as but not limited to defective or inadequate plumbing, water supply, fuel supply, or power supply. Except as noted in item 5 above.

 

11. THIS FULL SERVICE PLAN  is acknowledged and above Plan shall be in effect upon payment for the stated period. This Plan will be automatically renewed by payment of invoice each year unless either party, previous to the expiration date, shall notify the other of its election to terminate the Plan. This Plan may be transferred to new owner at seller of property’s option, or voided by request, but no amount is refundable.
